Requirements for Buying, Selling & Renting Property in Crestwood

The Village of Crestwood does not require inspections or transfer stamps for property sales.

Selling a Single-Family Home, Townhome, Building or Business in Crestwood

When selling a Single-Family Home, Townhome, Building or Business in Crestwood, sellers are required to set-up a Final Water Reading appointment to generate a Final Water Bill for their water account. Sellers are required to pay the Final Water Bill in full before their closing date in order to present the paid receipt to the buyers at the closing.

Final Water Reading appointments can be scheduled at Crestwood Village Hall, or by calling the Water Department (708) 371-4800.

Final Water Readings must be scheduled and performed within 48 hours of the closing date. For residential homes, most buildings & businesses; the water meter in located inside the property and sellers must make arrangements to allow a member of Public Works access inside the home/building to read the meter (Public Works cannot use keycodes or lock boxes to gain access).

Instructions to Set-Up a Final Water Reading

  1. Call the Water Department or visit Crestwood Village Hall to set-up the Final Water Reading appointment once you receive your “clear to close” date.
  2. Let the Water Department know your closing date and the time you would like to make the appointment. We will need your name, address and phone number (or the name and phone number for the individual that will meet us at the property for the appointment) and the buyer’s first and last name.
  3. If your closing date is delayed, (before or after your Final Water Reading appointment), you must notify the Water Department to reschedule your Final Water Reading appointment.

After the Final Water Reading appointment takes place, the Final Water Bill will be available in 30-45 minutes. The Final Water Bill can be paid in person at Crestwood Village Hall. If you are unable to pay the Final Water Bill in person at Crestwood Village Hall, please inform the Water Department when scheduling the Final Water Reading appointment on how you plan to pay your Final Water Bill.

Buying a Single-Family Home, Building or Business in Crestwood

If you are buying a Single-Family Home, Building or Business in Crestwood; be sure that your closing/title attorney is aware of the sellers’ requirement to schedule a Final Water Reading within 2 days of the closing date and present a receipt for the Final Water Bill paid in full by closing.

If a Final Water Bill was not generated and paid by the property sellers’ within 2 days of the closing date, any balance remaining on the properties’ water account will become the buyer’s responsibility after closing.

 

Requirements for the Buyer After Closing

Buyer’s are required to contact Crestwood Village Hall within a week of their closing date to verify their contact/billing information and place a water deposit.

Water Deposit Fees

  • Residential Water Accounts require a $100 water deposit.
  • Business Water Accounts require a $150 water deposit.
  • Condominium/Apartment Buildings require a $100 deposit per unit.

The water deposit remains with the account and is refunded at the request of the owner when selling the property after the Final Water Bill has been paid.

Requirements for Short-Term Rentals and Rental Properties in Crestwood

For Renters

Renters are encouraged to contact the Village of Crestwood to verify that the property owner/landlord has a current RRA License Agreement with Crestwood for the rental property/rental unit to ensure that the property has been inspected and verified to comply with all building, zoning, electrical, plumbing and fire prevention codes and meets all minimum safety and housing standards per the village code.

For Owners/Landlords of Residential Properties/Rental Units

All residential rental properties’ and rental units must be registered within 30 days of purchase or conversion of such property for rental purposes with the Village of Crestwood. Property owners/landlords can register by contacting Crestwood Village Hall, (708) 371-4800 and filling out the RRA License Agreement for each property or unit to be rented. Registration and inspection fees are required to be paid at the time the application is submitted.

RRA License Registration Fees

  • Single-Family Residence: $100.00 every two (2) years
  • Multi-Family Residence: $75.00 per unit every two (2) years

RRA License Inspection Fees

  • Single-Family Residence: $50.00 every two (2) years
  • Multi-Family Residence: $100.00 every two (2) years + $10.00 per unit over 16 units
